Commercial Project Manager - Building Management Systems (BMS) We are looking for an experienced Commercial Project Manager to lead and manage projects in the field of advanced Building Management Systems (BMS). The role includes end-to-end responsibility for projects, from project handover through execution, delivery, and full commercial closure, while ensuring compliance with contractual scope, schedules, budget, profitability targets, quality standards, and customer satisfaction. Key Responsibilities: Manage projects end-to-end in accordance with contractual scope, budget, and schedule. Lead and coordinate internal project teams, including engineering, software, field, and service teams. Manage subcontractors and suppliers, including execution coordination, performance monitoring, and invoice approval. Manage project procurement activities, including purchase requisitions, order tracking, deliveries, and cost control. Monitor project budgets, control costs, and ensure achievement of profitability targets. Prepare and submit customer invoices in accordance with project progress and contractual milestones. Follow up on invoice approvals, collections, and commercial issues or payment-related barriers. Manage project changes and additional work, including identifying deviations, pricing variations, and leading the approval process with the customer. Maintain accurate commercial and contractual project documentation throughout the project lifecycle. Represent the company in formal project meetings with customers, project managers, supervision companies, consultants, subcontractors, and other stakeholders. Manage and coordinate interfaces between all parties involved in the project. Proactively identify risks, delays, and potential obstacles and lead corrective actions. Manage the project handover process and ensure full commercial closure. Requirements: Previous experience managing projects in electromechanical systems, control systems, low-voltage systems, BMS, electrical systems, or other technological systems - a significant advantage. Experience managing the commercial aspects of projects, including budgets, procurement, customer billing, and subcontractors. Ability to read and understand contracts, technical specifications, Bills of Quantities (BOQ), and technical drawings. Strong ability to manage multiple interfaces, priorities, and tasks simultaneously. Strong negotiation and commercial management skills when working with customers, suppliers, and subcontractors. Excellent communication and presentation skills, with experience working directly with customers, supervision companies, and project management teams. Good command of Excel and experience working with ERP and/or project management systems. Ability to work independently, take ownership, solve problems, and maintain a broad system-level perspective.
